
What is a Electrical Installation Condition Report?
An Electrical Installation Condition Report (EICR) is a full inspection and test of fixed electrical wiring including mains cabling, distribution boards, outlets, spurs, switches and light fittings. We identify any issues found ranging from overloaded circuits to defective work. We provide a schedule of circuits on completion.
Critically the report will identify if the electrical installation is satisfactory or unsatisfactory.
What will the EICR report identify?
- Overloaded Electrical circuits or equipment
- Electrical shock risks and fire hazards
- Defective DIY electrical work
- Highlight any lack of earthing or bonding
- Wiring problems and problems associated with fixed electrical equipment
- Provide a schedule of circuits
Why and when is a EICR needed?
Every electrical installation deteriorates with use and age. It is a legal responsibility that the person responsible for the maintenance of the installation is sure the people living or working at the property are not put at risk.
It is recommended that EICR is carried out at least every:
- 10 years for a domestic installation
- 5 years for a commercial installation
- 3 years for industrial premises
- 3 years for caravans
- 1 year for swimming pools
Also an EICR should be carried out when a property is being prepared to be let, sold or bought. The EICR should be compared to an MOT; an inspection undertaken by a professional qualified approved High Street EPC Electrician that ensures the electrical installation is safe.
High Street EPC approved Qualified Electricians
High Street EPC Electricians are NICEIC or ECA approved electricians who will be able to give you their registration number. You can check that they are registered and their competency for electrical testing type work at NICEIC ECA.
Who is the responsible person? Is it the tenant or the Landlord?
The Landlord is the responsible person who must legally comply with Health & Safety legislation. However the terms of the lease will outline if its the tenant or Landlord responsibility to pay for testing.
Work Required as a result of findings from the report
